PRECONSTRUCTION PHASE

  • We will collaborate closely with our clients and consultants to review the constructability of every design stage, from predesign to schematic design and ending with construction documents phase. Our value lies in transforming the client's vision into reality by emphasizing their objectives and adhering to the budget. Additionally, we ensure a seamless transition from the preconstruction phase to the construction phase by coordinating all stakeholders and resolving any constraints promptly.

  • We perform cost estimates for the project at every stage of the design. Our value lies in providing our clients with a clear vision of the costs involved in bringing their design ideas to life. By working collaboratively with clients and designers, we ensure the project meets the budget and objectives through value engineering, scope adjustments, and other cost-effective strategies.

  • Prepare in consultation with the Consultant and the Owner a preliminary Project schedule for the Owner's review, such Project schedule shall take into consideration the sequence and timing of the required basic program decisions, including anticipated design time, approval period, preparation of documentation, bid calls and subsequent evaluations, trade contract awards, on-site construction activities, and the Project end date.

  • Perform the procurement phase by developing methods of solicitation for Trade Contractors and the distribution of addenda, Prepare the prequalification criteria for Trade Contractors and Suppliers, solicit bids, Assist the Owner in the evaluation and awarding of contracts, and update the cash flow forecasts for the Project.

  • Lead the process of obtaining required permits from governmental and public Authorities.

CONSTRUCTION PHASE

  • We provide coordination and general direction to the trades, ensuring that work is performed in accordance with the project schedule. We monitor progress regularly, identify potential variances, and inform the client promptly. We recommend adjustments to stakeholders to achieve the project’s completion date.

  • We develop a cost control system or use the client’s preferred system if desired. We update monthly expenses and cash flow forecasts, advising the client of any variances between actual and planned costs. We recommend necessary changes to maintain the project’s budget.​

  • We implement a robust change management system, reviewing change requests and providing recommendations to the owner and consultant. We assist in negotiations and issue change orders and directives to trade contractors, including detailed descriptions of proposed changes.

  • We develop and implement a procedure for the timely processing of payments to trade contractors and suppliers, ensuring the smooth flow of the project.

  • We maintain a comprehensive quality assurance and quality control system, ensuring all construction work conforms to the project’s drawings and specifications.

  • We establish, maintain, and oversee health and safety precautions and programs at the project site, reviewing all safety programs with the owner for adequacy.

  • We perform contract administration, submit regular progress reports to the client, and maintain detailed work logs for all project documentation. We assist the client in the substantial performance of the work process and the final handover.

POSTCONSTRUCTION PHASE

We collaborate with all stakeholders to prepare the final construction cost report, ensuring accuracy and transparency. We conduct a final meeting to document lessons learned, providing valuable insights for future projects. We assist the owner in conducting a post-construction occupancy review and obtaining the necessary occupancy certificate from authorities. Additionally, we support the owner in administering warranties, ensuring long-term satisfaction and peace of mind.
