RETROFIT PROJECT FOR TEN HOUSES on River Heights/Tuxedo
Project Overview:
The retrofit of the interior and exterior of 10 residential units owned by Canadian Forces Housing Association. The project was executed under CCDC5B contract. The project duration was 14 months (October 2022 to December 2023) with a budget of $4,500,000. The design consultant (Republic Architecture Inc., Crosier Kilgour& Partners Ltd.) was hired by the client.
Project Status: Completed on September/2023.
Scope of the work:
The complete retrofit for exterior and interior of 10 residential houses including foundation repair and pile foundations.

As the Construction Manager, we hired the top-quality trades and provided the following services
Pre-construction services:

Review in collaboration with the client and consultant the constructability of the schematic design.

Prepared estimates D, C, B and A.

Prepare the project time schedule with appropriate details.

Reviewed the scope of the work of each trade during the procurement stage to ensure the whole scope was covered.
Construction services:

Time schedule control.
-
Cost control and cash flow determination.
-
Set quality control program and Perform quality control activities.
-
Ensure safe working place and mandatory PPE followed.
-
Report project status to all stakeholders of the project.
Post-construction services:

Assist the client with warranties review.

Assist the client with the occupancy of the residents.

Single Dwelling infill project on Mcmillan Ave.
Project Overview:
This project involves the demolition of an existing 2.5-storey single dwelling house and the construction of a new 2-storey single dwelling house with a total area of 2,320 sq.ft, along with an 800 sq.ft secondary suite. The project is expected to span 18 months with a budget of $680,000, for both the land price and the new build cost.
Project Status: Ongoing.
Scope of Work:
Design Build District has been hired by the client for the preconstruction phase under the CCDC 5A contract. A conversion to CCDC 5B contract will happen during the construction and postconstruction phase.
Roles and Responsibilities:

Collaborated with the consultant and client to review the constructability of the design drawings and suggest cost-reducing changes.

Managed the issuance of required permits from the City of Winnipeg on behalf of the client.

Prepared a clear scope of work for each system involved in the project.

Developed cost estimates at various stages (D, C, and A).
-
Prepared comprehensive bidding documents, distributing them to market trades, collecting estimates, and creating detailed comparison sheets.

Developed a high-level project schedule, identified potential constraints, formulated risk mitigation plans, and communicated these aspects to the client.

Retrofit project of the exterior elevations for a commercial Bldg. at Pmbina Hwy.

Assisted the client in crafting a clear and concise statement of the scope of work.

Supported the client in administering the CCDC17 contract between them and the trades.

Developed a robust cost control system to manage trade payments, cash flow, and budget variances.
-
Created a detailed time schedule using MS Project, regularly updating it and reporting variances and proposed action plans to the client. Conducted risk evaluations and devised mitigation plans.

Established a comprehensive quality control plan and performed on-site quality control activities to ensure compliance with design drawings and industry standards.

Submitted regular progress reports to the client, keeping them informed about the project status.
